Position Overview
The Maintenance Staff is responsible for the day-to-day upkeep, repair, and preventative maintenance of managed properties.
This is a hands on role requiring strong technical ability, problem-solving skills, and the flexibility to operate across a portfolio of luxury and mid-scale properties.
Key Responsibilities
General Maintenance & Repairs
Carry out day-to-day maintenance inspections
Respond promptly to maintenance requests from front desk, housekeeping and management
Assist in coordinating external contractors when required
Preventative Maintenance
Conduct regular inspections of properties to identify and address maintenance issues proactively
Maintain equipment tools and machinery in good working condition
Property Upkeep & Presentation
Ensure all properties are maintained to a high standard in line with brand and guest expectations
Support property upgrades, refurbishments, and seasonal preparations
Assist with furniture assembly fixture installation and general improvements
Winter Operations (Seasonal Priority)
Perform snow clearing and ice management across access roads, parking areas and entryways
Operate snow removal equipment (snow blowers, shovels, etc.) safely and efficiently
Ensure safe access for guests, staff and vehicles at all times
Onsen & Facilities Support (if applicable)
Assist in the basic operation and monitoring of onsen systems and water facilities
Conduct routine checks on heating, water systems and ventilation
Escalate technical issues to specialist contractors where required
Key Requirements
Experience & Skills
Experience in maintenance or a related field
Practical skills across multiple trades (basic electrical, plumbing, carpentry preferred)
Experience operating maintenance tools and machinery
Personal Attributes
Reliable, proactive, and hands-on approach
Strong attention to detail and pride in quality of work
Ability to work under pressure, particularly during peak seasons
Flexible and willing to work across multiple properties
Language Requirements
English
Japanese (very advantageous but not essential depending on team structure)
Other Requirements
Valid driver’s license (required)
Ability to perform physically demanding work, including lifting and working outdoors in winter conditions
Working Conditions
Shift based work including weekends and public holidays
Outdoor work required in all weather conditions, especially during winter
On-call availability may be required for urgent maintenance issues
