Please note that if the reason for your cancellation is covered under the terms of your personal travel insurance policy, you may be able to reclaim these charges. We therefore urge you to ensure you have travel insurance which includes comprehensive cancellation cover from the time of booking.
It is unlikely that we will have to make any changes to your booking, but occasionally we may have to make changes and we reserve the right to do so at any time.
If changes are made to your booking, compensation will not be payable.
If we make any change to your booking, we will inform you as soon as reasonably possible if there is time before your departure. When a major change occurs you will have the choice of accepting the change of arrangements, accepting an offer of an alternative service of comparable standard from us if available, or cancelling your booked service and receiving a full refund of all monies paid less any bank transfer or fees incurred.
We are able to book a range of activities and services prior to arrival including lift tickets, airport transfers, ski Rental gear.
- In-resort Guest services can be charged to your accommodation and billed at check out.
- Guest services bookings are not confirmed until full payment is received upon confirmation of services availabilities.
- Guest services are subject to availability.
- Full payment due is within 7 days upon confirmation of guest services. Non payment within 7 days will result to services being released and cancelled.
- Cancellation of guest services:
- A cancellation is any change(s) to a package item, which is not an upgrade or an addition.
- Cancellation fees will be assessed as follows:
- 17 days or more prior to check-in will incur an amendment fee of ¥4,000 and may be subject to additional fees.
- 16 days prior to check-in will incur 100% of the total price.
- Guest services may not be rescheduled due to changes in travel itinerary or if the guest is unable to attend. Guests may be advised to repurchase services upon check-in at the accommodation.
- Unused items are non-refundable.
- Peak season cancellation policies may apply to certain services or suppliers. If applicable these will be made available at time of booking.
If a vehicle is included with a rental property the following conditions of usage will apply.
- All drivers must hold a valid driver’s license. An International Driver’s License is required
- The vehicle is provided with a full tank of fuel and must be returned with a full tank. If the vehicle is returned with less fuel, a refueling charge will apply

These terms and conditions apply to all guests renting a vehicle through Niseko Portfolio or using a property vehicle provided by Niseko Portfolio .
- Fuel Level Assessment & Charges
Upon return of the vehicle, the fuel level will be assessed by our staff. The following fixed charges will apply based on the remaining fuel level:
Below ¼ tank → ¥15,000
Below ½ tank → ¥11,250
Below ¾ tank → ¥7,500
Between ¾ and full → ¥3,750
- Authorization & Payment
By renting or using a vehicle from Niseko Portfolio, the guest agrees to these fuel refill charges.
The charge will be automatically applied to the guest’s registered payment method. - The rental fee includes basic insurance coverage.
- The driver is responsible for any damage to the vehicle, loss of the vehicle, or injuries sustained during the rental period, subject to the terms of the insurance. Any violation of the terms of this agreement may result in the driver being held fully liable for damages.
- The renter is responsible for all traffic violations, parking tickets, and fines incurred during the usage period. The rental company may charge the drivers credit card for any fines received after the rental period, plus an administrative fee.
- The properties parking location will be provided in resort, failure to use the designated parking that results in damage to the vehicle from roof snow shedding, obstructing entrance for snow clearing machinery etc. could result in guests being charged.
Niseko Portfolio or their associated booking agents cannot accept liability, pay compensation, reimburse expenses or accept responsibility where we are forced to make minor or major changes to your booking, or cancel your booking due to ‘force majeure’, that is, unusual or unforeseeable circumstances beyond our control, the consequences of which could not have been avoided even if all due care had been exercised. These include but are not limited to, war,threat of war, riot, civil or political unrest, industrial dispute, terrorist activity threatened or actual and its consequences, natural or nuclear disaster, fire, adverse weather conditions, closure of ports or airports, air traffic control delays, technical problems of transport or other circumstances beyond our control.
